BIM - Building Information Modeling
In June 2019, the Federal Ministries of Transport and Digital Infrastructure (BMVI) and the Interior, Construction and Home Affairs (BMI) launched the National BIM Competence Center. In the future, the BIM planning method is to be set up strategically and conceptually for federal buildings in this center. Currently, the focus is mainly on civil engineering.
We at sedlacek Ingenieure have been dealing with the new planning approach since 2015 and successfully use the BIM method for the planning and realization of projects.

BIM - Building Information Modeling
Digitization in construction -
the path to the digital building twin, the virtual model.
The technical term Building Information Modeling (BIM) describes a method of planning, realizing and operating buildings by creating a digital building twin based on an object-oriented database. Through the database, all objects in the building are networked and provided with property information.
With the data model, all conceivable representations are possible via filters and view controls. Schedules, cost development, construction progress or later use and energy consumption can be simulated and shown.
In the construction process, the method should enable high planning and cost security and also ensure collision-free realization through the 3D model. Augmented reality representations on site and virtual inspections of the building, which is still in the planning stage, are also possible.

We subject your property to an intensive and comprehensive examination.
You will receive from us a reliable assessment of the function, adaptation options and licensing requirements of these systems. We have the experience to estimate the possible risks of the technical installations for you and determine the expected costs for budget formation both in the short and medium term.
As a result, you will receive a detailed description with photo documentation of the individual trades, such as wastewater and drinking water systems, building heating, ventilation technology, electrical installations, security technology, extinguishing systems and building automation.
The compilation additionally includes an overview of the existing measurement and counting concept, which may involve relevant investment risks, especially in the case of planned splits.

Updating buildings is a very modern topic. The older a building is, the higher the investment required to maintain it. Changes in use and legal requirements do their part to constantly increase the demands. In-depth measures must be taken to bring the property back into a competitive condition.
The following applies: Approximately 15% of the life cycle costs are incurred during the construction of the building. During the utilization phase, 80% of these costs are incurred. The remainder is made up of deconstruction and recycling.
By relaunching buildings, they are adapted to changing social or economic conditions. One example is the increasing relevance of high energy efficiency and the trend towards the use of AI (artificial intelligence).

The future of e-mobility
Vehicles with more environmentally friendly drives are setting the trend in mobility. Supported, among other things, by the e-car legislation of the Federal Republic of Germany, electrically chargeable hybrid vehicles, electric vehicles and electrically powered or assisted two-wheelers are increasingly found on our roads.
An important basis for promoting electromobility is the availability of a comprehensive charging infrastructure (VDI 2166 Sheet 2). A range of funding opportunities from the state and federal governments for the installation of charging stations, in-house and public, are designed to support rapid implementation.
Companies are also rethinking and adapting their mobility infrastructure for customers, employees, fleets, partners and visitors.

For use in fuel cells of hydrogen-based mobility, there are additional challenges for technical building equipment.
These issues arise when vehicles are parked in buildings (garages, underground garages, large garages) and when work is carried out on vehicles of this drive type. Due to the high flammability of hydrogen and the high pressures within the storage systems, additional safety equipment and procedures are required above all; e.g.:

Smart Building - Intelligent building automation
Customized solutions
Buildings are becoming increasingly complex. Digitalization and thus trends such as IoT (Internet of Things), RFID, smart building, smart grid, smart home, smart meter, intelligent building security systems, robots, cloud systems and artificial intelligence (AI) – to list just a few of the current developments – are opening up exciting prospects in building automation.
With the increase of these developments and parallel to the intelligence of building technology, the complexity is growing, such as the number of field devices, components and sensors used, the trades involved and the complexity of the IT-controlled processes.
All of this brings new challenges to new and large building projects, such as intelligent networking, availability and security, among others. Only the interlinking and networking of all technical systems and the consistent collection of all available data will enable the use of AI in the future in order to arrive at adaptive systems in building technology.
High-bay warehouses
Logistics centers with high-bay warehouses (HRL)
Core of the logistics centers
High-bay warehouses (HRL) are the core of logistics centers. Over the past years, Sedlacek has gained a lot of experience in the technical building equipment of logistics centers and knows the special features of cooling, heating and lighting, fire protection as well as their connection to the building services and corporate control. HRL typically consist of the areas of order picking as well as incoming and outgoing goods. These individual functions of a logistics center place different demands on the technical systems of the corresponding parts of the building and require meticulous planning.
Warehouses: In fully automated warehouses, the type of goods stored dictates the temperature and room climate requirements. For example, a warehouse in the non-food segment must be operated frost-free. In the food sector, these warehouses can also be refrigerated or frozen variants. Sedlacek develops solutions for safe operation, application-specific dimensioning and energy-saving combination of the units. Requirements for the indoor climate exist above all in semi-automatic warehouses, in which warehouse workers together with the warehouse’s conveyor system take care of the storage and retrieval of goods. The main issue in these HRLs is the fully automatic extinguishing system according to VdS or FM Global in the form of a sprinkler system that covers both the building and the racking levels. This is where the engineering firm’s many years of experience in fire protection for industrial plants and office buildings pays off.
Order picking: In the order picking area, the goods arrive at the warehouse staff via conveyor technology and are assembled into individual consignments. The room climate and the heating of the rooms depend on the requirements of the employees and furthermore on the type of packaging. As a specialist in the planning and implementation of room climate concepts, Sedlacek can bring all its know-how to bear here. This also applies to the lighting. This must correspond to the various visual tasks at the workstations. This is the only way to keep the error rate low. Of course, the area and stacking areas of the conveyor system are also sprinkled here and must be included in the planning.
Incoming and outgoing goods: This zone is used for the effective turnover of the goods packages and at the same time represents a buffer between the outside area and the picking area. Here the technology in the building is characterized by special requirements: On the lighting for loading and unloading the transports as well as on the heating capacity. For example, the docking ramps require a higher heating capacity to cushion the temperature differences between indoors and outdoors. The sprinkler system under the canopy is usually designed as a dry system.
A high-bay warehouse (HRL) is a warehouse with a height of 12 meters or more. The capacity of a HRL can range from a few thousand storage locations to several hundred thousand. The storage locations can be designed for different types of goods carriers (e.g. Euro pallets, mesh boxes or small load carriers). Modern systems are fully or partially automated and are controlled by a warehouse management computer with a linked ERP system.
